For Sale By Owner MLS Listing?

I have a cabin for sale in Georgia which is for sale by owner. However, to ensure maximum exposure I would also like to list on the MLS. Has anyone done this before? What was your result, and also where is the cheapest place to purchase an MLS listing.

I believe with MLS you have to list with a realtor.

many for sale by owner companies can get you on the MLS for around $500. Theny also have FSBO kits to help you with the paper work and legal work. Call a few of them and find out what they charge for an MLS listing package.

The MLS is for Real Estate agents and brokers only. They pay to use this service and it is owned and used by the Real Esate Licensed Agents and Brokers. People without licenses can not use this service. This is the main tool for agents to get listings. They developed it and it is reserved for their use. And it is not free, all agents pay for having access to the MLS and for its use and listings.
Not only is it the backbone for the agents so they could ensure that they have a job and can make a living, it gurantees that they are used and needed in the real estate market. If anyone could use this service without all the education and the fear of losing their license (their bread & butter), what will keep it honest and accurate. One mistake, and sellers or buyers can be hurt.
There is so many parts of Real Estate that must be learned to protect the consumer and that is done in continuing education of Law, Principals, Ethics, Finance, and much more.
Using an agent or broker is not only smart but it insures a legally sound transaction. You can negotiate fees with an agent or you can hire one just for the legal contracts.
But you will sell your place faster and for a better price by using an agent or broker.

you should do a search for “flat rate” mls companies in your area. keep in mind however that if you are not offering a commission to the buyers agent it is not likely that the mls will do you any good.

also make sure to take advantage of the free real estate sites on the web like Realado.com and craigslist.

There are limited service agencies that will put your house in the MLS, give you signs and forms, but I have found that you pay for these services up front, so you pay whether the house sells or not.
